Asphalt Shingle Roofing: Tear-Off or Roof Over?

If you’ve got an asphalt roof that needs to be replaced, generally the first question to address is whether to have the old roofing torn off or install the new roof over the existing shingles.  Check your local building code – depending on the number of roofs already installed, a tear-off may be required.  Asphalt roofing is heavy, and too many layers can result in a load your home’s structure cannot safely bear. Even if your local building code permits another roof installation over the existing one, you should take into account the age of your home.  A newer home is more able to bear the weight of an additional roof; such a weight load might strain an older home.

While a tear-off is more expensive due to the additional labor as well as waste disposal, the answering that question should be based on more than economics.  Asphalt roofing is one of the most popular choices, and it’s an economical product to install.  If saving money is a top priority for you, perhaps you’ve considered having your new roof installed on top of the old one.  While many homeowners choose this route, it can be a ‘cut corners, save cash’ proposition, and often cutting corners ends up costing more down the road.

If your proposed roofing contractor has given you a price based on a roof-over rather than tear-off, here are some things to consider.One of the most important aspects to consider is the condition of the roof under the shingles; this is especially important if you have an older home.  If there is any deterioration or damage to the roof decking, flashing, or any other component underneath the shingles, a new roof installed over the old one merely camouflages the problem, and it will eventually manifest itself.  There may be water damage to the plywood deck underneath; this should be repaired before a new roof is installed.  Covering over damage usually results in a new roof that has problems early, and there may be slow rot occurring underneath which you’re not aware of until an expensive major repair is needed.  Other conditions which should be inspected prior to a new roof installation is the amount and type of ventilation.  Sufficient ventilation is necessary for your roof to continue to perform the way it was intended as well as to prevent the formation of ice dams.

If you are replacing your roof due to major storm damage, this is another situation where a tear-off is the best practice.  Roofs which are heavily damaged by a storm most likely have problems under the roofing itself, especially water issues.

Finally, if you install a new roof over an old one which still has time on its warranty, their may be conflicts between the warranty on the old roof and the new one.  Also, you should check the warranty for the new proposed asphalt roofing carefully to make sure there are no requirements relative to tear-off of an old roof.

The bottom line? While roofing over existing asphalt shingles may be less costly up front, in the long run it could result in substantial expense due to emergency repairs, both to the roof and your home’s underlying structure and/or the interior.

Your home is probably the biggest investment you’ll ever make, and your roof is its main protection.  If you’re contemplating installing a new asphalt roof over the old one, we suggest you get another estimate with comparable roofing material which includes tear-off of the existing roofing.  Then you can better evaluate whether the cost savings is enough to risk further expense down the line.

Some Asphalt Roofing Repairs Can (and Should) Be Made in Winter

Although roof repairs are generally a warmer-season project, there are some fixes that can be done in winter.  In fact, some SHOULD be done so that any winter damage is minimized.   This has been a somewhat robust winter in the Twin Cities, and with the wildly varying temps and the snow load, your roof has been through a lot.  Repeated cycles of deep cold and then above-freezing temperatures can crack asphalt shingles.  High winds and broken, blowing branches can rip sections loose.  And if you’ve had ice dams, they bring with them a whole other set of problems.

Of course, if a major section of your roof needs repair, and your roof is older, you’re probably better off waiting until spring and scheduling an entire roof replacement.  But small repairs don’t have to wait for warmer weather, and in fact they should be taken care of to prevent any structural damage once the rainy season starts.  A damaged roof is one that has the potential to leak, and for that reason it’s best to take care of minor repairs now.  That type of work is best left to an experienced roofing contractor.  But until then, here are some small things you can take care of to tide you over until then.

Before you begin any repairs, however, there are two things you need to check.  First is your local building inspector – some municipalities require a building permit for ANY roof work, even repairs.  Then check your shingle manufacturer’s warranty.  Some require work to be done only be certified or manufacturer-approved contractors to keep the warranty effective.

  • Seal small holes or cracks with a roof sealant, using a caulk gun.
  • Use a putty knife to apply roofing cement to the reverse side of a torn shingle; then press into place.
  • Roofing cement can also be used to put curled shingles back down – apply the cement underneath and then push down.
  • A single shingle can be replaced carefully, using a pry bar to remove the roofing nails.  Carefully slide the damaged shingle out, and slip a new one it its place.  Add new roofing nails with roofing cement under their heads.  Also add some roofing cement to the bottom edge of the mew shingle as well as the one directly above it.

All winter DIY roof repairs should be approached with caution.  Ladders and icy ground can be a dangerous combination, and winter roofs can be slippery.  If you are at all uncomfortable attempting these repairs yourself, it’s best to call a professional roofer.  But don’t wait until spring – simple repairs made now mean avoiding major repairs later.

St. Paul Homeowners – Signs Indicating Your Roof May Be Failing

Roofs are much like people – they become less productive and deteriorate a little more with the passing years.  Roof replacement can be expensive, but emergency repairs and replacements can be even more costly.  If your home is covered by an older roof, here are some danger signs to be aware of.  The presence of one or more of these may indicate that your roof is worn and in need of replacement, or at least major repairs.

  • Granule loss from asphalt shingles.  Minor granule shedding is a normal process of roof aging, but it tends to increase as the roof gets older.  The best place to look is at the base of your downspouts following a rain.  Small  If you see roofing granules piling up on the ground beneath your downspouts, don’t ignore them, no matter how slight it may appear.  Loss of roofing granules can be an indication that at least part of the roof has weakened, which could result in leaks…and substantial problems after the next storm.
  • Curling and buckling shingles.  This can be a problem with both asphalt shingles and wood shakes.  Buckled or curled shingles are much more than a cosmetic problem.  They can indicate that hot air from the attic is causing the shingles or shakes to pull away from the roof.  Lack of appropriate ventilation can take years off the of a roof.  And buckled shingles mean there is a gap that can admit moisture, insects, and rodents, which can cause damage to the derlying structure and even the interior of your home.
  • Algae Stains.  Dark stains and streaks on your shingles most likely indicate the presence of algae, but there can be other problems as well.   Although algaecan be taken care of with a professional cleaning, roof stains and streaks may also indicate the presence of mold or mildew.
  • Attic Mold.   Most often the presence of mold is seen in the home’s interior in the attic.  Its presence indicates that there is most likely a roof leak, which should be tended to immediately.  Mold growth can result in health problems.  If you suspect you have mold in your attic, contact a professional for inspection.

Saving Money on Your New Roof By Avoiding a Tear-off? It Could Cost You More Down the Road

  • There may also be warranty issues as well.  You will want to carefully examine the warranty for the new roofing materials to make sure that a roof tear-off is not a condition of the warranty.  If so, leaving the old roof in place voids the warranty.

Do You Have an Asphalt or Cedar Shake Roof? It Could Be “What’s For Dinner” For Mold, Algae, and Other Organisms

Dark or light stains on your roof might be more than discoloration.  They could be signs that your roof is infested with mold, algae, lichen, moss, or other small organisms.  It’s possible that all your roof needs is a good cleaning, but these organisms can cause (or be an indication of) underlying roof damage.   Only a trained roofing professional can tell for sure.   And if your roof has already suffered damage, it’s critical to have your roof repaired or replaced before the damage penetrates to the underlying structure and causes further deterioration.

Make Sure Your Roof Is Ready for Upcoming Harsh Winter Weather
