Are you in the market for a new home?  Before you get attached to how the inside looks, give special attention to the roof.

The roof of the home is an important aspect that should never be overlooked. When it comes to choosing the home that provides the most protection for you and your family, start at the roof. Knowing more about it can help you make a more informed decision on whether or not this is the right home for you.

Here are some things to look for when it comes to purchasing a home and looking at the quality of the roof.

Check for Ventilation

Ventilation is a big key factor with roofing. You want to ensure that the attic has enough of it. Through windows, fans and other means upstairs, you can ensure that the roof has a way to cool down or warm up if needed. Without roofing ventilation, serious problems can occur.

Inspect the Gutters

Gutters are important, and if they’re not working right, then not only is your roof going to suffer but the siding and foundation of the home can also be damaged. Skip those headaches - check all the gutters for leaks, breaks and whether or not they’re well attached to the home. Don’t forget to check the downspouts as well.

Check for Any Sign of Roof Leaks

Leaks in the roof are never a good sign, but you can't always spot them easily. You want to make sure that when you check for them, you find them and have the problem corrected. A telltale sign is brown staining on the interior ceilings.  If you see indications like this, it's a good idea to ask for a roof inspection.

Of course, if the leaks are really bad then speaking with the seller or going to a different house might be recommended. Leaks mean the roof is not going to last much longer, so the new homeowner (you) might have to deal with it.

Give It a Last Once Over

By giving the roof one last once over look and checking for any problem areas, you’re allowing yourself to catch any small mistakes that you might not have seen before. These mistakes can be costly, and you do not want to miss them when checking the roof.

A roof inspection is highly recommended for anyone purchasing a new home.
