Tips for Hiring a MN Roofing Company

Posted by at 9:00 AM

Homeowners around the Twin Cities area are getting their houses in shape for the coming cold weather, and for some that means roof repairs.  Picking a MN roofing company to work on your home is an important decision.  There are some precautions you have to take when it comes to hiring a contractor. You want to know that you’re getting the high quality work you’re expecting and paying for. Here are some tips to ensure that. Roofing Contractor Checklist
  1. Check that they have insurance - This is a must. If anything was to happen, you need to know that you’re not going to be responsible for it. Not only does this protect them but you and your home at the same time.  Ask to also see a certificate of certification; a reputable contractor won't have a problem with this request; it's routine.
  2. Check for the license requirements in your area - You need to know if they should be licensed. Request a copy and call the offices to learn if it is still active.  Minnesota state law requires residential building contractors be licensed, and some municipalities require licensing for certain occupations.
  3. Verify who they are - Always check to make sure that they are who they say they are. You can ask their past clients, check their licenses and verify membership in trade organizations and the Better Business Bureau.  Some of these groups will also let you know if there are complaints you should be aware of.
  4. Get detailed, very detailed quotes in writing - The quotes that you get should set forth the scope of the work and materials to be used in detail. This can be used to compare one contractor with another.  You'll know what to expect, and it will be easier to compare estimates between companies.
  5. Always get a written contract - A contract will bind them for the work that you're hiring them to do. You want to have a detailed, signed contract. This can save you in a pinch. You do not want to pay a large portion of the money up front. Most contractors will ask for a partial down payment.  Then you should pay another portion once the materials arrive, and then the rest after the work is done.
  6. Lien release or waiver - If a contractor owes money to someone for materials or subcontracting, this could result in a lien on your home. This mean could mean trouble, because you'll have to pay to get it removed., even though you've already paid the roofing company. Make sure to ask the contractor for a complete lien release or waiver once the work is complete on your home.  Obtain this when you make final payment.
  7. Ask for references - Then check them, and call more than one reference.  Don't be afraid to ask if you can look at the work that was done.
