Metal roofing is a major investment and can offer some seriously good benefits, but sometimes it offers benefits that homeowners aren’t expecting. One homeowner that we worked with recently was thrilled to find out that his homeowner’s insurance premiums went down by more than 25% after swapping out their existing roofing for a metal roof. This is a huge benefit offered by the roofing that he wasn’t expecting.

If you’re considering getting metal roofing for your home, this is a benefit that you’re possibly entitled to yourself. The truth is that some homeowners get the benefit and others don’t and we’ll get into detail about why that is down below.

Will My Homeowners Insurance Premiums Go Down If I Get a Metal Roof Installed?

It Depends.  The real answer to this question is that it really depends on your personal circumstances whether or not this change is going to lower your insurance premiums.

The first factor you need to consider is the type of roofing that you have currently. If it is something like wood shake roofing, you are at a greater risk for a fire with that than you would be with metal roofing. In fact, we had one customer we worked with to replace his shake roof with metal because his insurance company would no longer even cover him due to the potential for fire. (His home was in a wooded area.)

You are also at more risk of water damage to your home if you have wood shake and certain other roofing. By swapping tougher metal roofing for the wood you would be making your home far more durable and less prone to fires. In that instance, many insurance companies would be inclined to lower your insurance premium.

With that said, not every insurance company will give you a discount even if it makes sense for them to do so. Some companies pay close attention to the type of roofing that your home has, others aren’t as concerned about it. That’s why it’s so important to talk with your insurance agent for more specific information. Ask Your Agent or Insurance Company Rep

While we find that many of our customers do get some reduction on their premium, the truth is that only your insurance company knows whether or not they are going to give you a discount for adding metal roofing to your home. Call your agent or local insurance rep and discuss the issue. They will be able to tell you what sort of discount you can expect and help you figure out if investing in metal roofing is going to make a big difference for you at all.

Some people see major insurance premium decreases, while others see no change at all. Either way, your new metal roofing will offer you excellent protection and give your home new character. With the right roofing material you’ll have new confidence in your home’s durability, and you might even save on your utility bills, so a premium reduction would just be the icing on the cake of all the other benefits that metal roofing already offers you.
