Spring Tips For Rain Gutter Maintenance

There are always plenty of tasks on your spring to-do list, from cleaning house to readying the yard for the summer growing season. While you’re checking off “inspect the roof” from the list, give your gutters some attention, too.

Clogs
When your gutters get clogged, the backed up water could damage your roof and underlying wood. A good problem area to start with is the downspout. Most clogged downspouts can be cleared by spraying water up them to dislodge the debris.

If the clog is especially stubborn, a toilet snake might do the trick. If worst comes to worst, you may have to remove the entire section to more easily spot the problem.

Cleaning
Springtime is a great time to clean gutters, since snow melt always leaves behind dirt. If you have a lot of trees on your property, cleaning is an important part of keeping your home in good shape.

Another advantage to cleaning is that damage becomes more visible. Things to watch out for include the following.

  • Sagging
  • Cracks
  • Damaged or missing fasteners
  • Holes
  • Corrosion

Some gutters may be sloping in the wrong direction, as well. This causes problems because water is being routed into the house instead of away from it. When this happens, your home is more prone to mold, mildew and wood rot.

Fixing the Problems
You should be able to fix minor problems, like small cracks, yourself. This is usually less expensive than having someone else do it for you, and can save you the frustration involved in larger home repairs.

Most home improvement stores sell gutter sealers and waterproofing products for this purpose. Before you apply them according to the provided directions, make sure the gutter is dried thoroughly and sanded.

Get Your Gutters Ready for the Spring Downpours

That snow and ice on your roof will soon give way to raindrops, so now is a good time to make sure your gutters are ready for the first heavy storm.  Early spring rains often fall before the ground has thoroughly frozen, so having your gutters and downspouts in good working order is imp0rtant to ensure that all the water gets directed away from your home’s foundation where it’s likely to simply pool up and stand, possibly leaking into your basement or causing foundation problems.

Gutters may seem like a minor building component, but they serve a much greater function than keeping the water from dripping onto your head as you come and go from your doorway.  Gutters and downspouts – also known as a rain-handling system – perform the important task of directing running water where you want it to go, rather than letting it follow its own path.  When rain falls on a roof without gutters, it simply cascades down the side of the house, puddling up at the foundation.  That running water can cause problems for the roof edge as well as the soffit and fascia, and most certainly can result in foundation decay and wet basements.  Professionally-installed and well-maintained gutters, on the other hand, catch the water and direct it to downspouts, which have extensions on the end to funnel the water out into the yard away from the home.  In some cases, homeowners even install rain barrels under the downspouts to catch the rainwater for garden and lawn use.  Or you may have a culvert system set up to move the water off your lawn altogether to prevent wet areas and landscape washout.

Spring rains can be heavy, and so we recommend that you have your gutters inspected before the first big storm to make sure that they are in good condition.  Winter winds as well as heavy snow and ice can sometimes dislodge or distort gutters, which impairs their functioning.  In order for a gutter to work properly, a slow but steady drop toward the downspout opening must be maintained.  Any dents can impair that.  And what’s worse, winter storms might have resulted in holes or cracks in your gutters, meaning the rain will drip (or run, depending on the size of the hole) at the spot of the damage.  Lastly, your gutters might be clogged with winter debris such as old decayed leaves.

Gutter Damage – It Happens in Winter, Too

We usually don’t think about gutters at this time of year.  After all, aren’t gutters meant to handle rain?  Yes and no.  Gutters and downspouts – also referred to as a rain-handling system – function mainly to water running off your roof away from the house and the ground around the foundation.  In warmer weather that’s rain, but in the winter your gutters also need to be in top working order to handle melting snow.  Snow melt on the roof occurs both when the air temperature is above freezing, but also on days when the sun warms the roof enough to melt the snow.  Unfortunately it can also happen in colder weather if your attic is too warm and produces a warm spot on the upper portion of the roof.  That also causes snow melt, but the danger is that because the air temperature is below freezing, that melting snow will re-freeze at the roof edge and in the gutters, causing an ice dam.  An ice dam could mean an emergency roof repair to stop or prevent a water leak.  Ice dam removal should be handled by a professional – there are all kinds of home remedies out there, but most can cause damage to your roof or your gutters.  And they’re dangerous if you don’t know what you’re doing.

Ice dams and snow-laden gutters are common problems in the Twin Cities.  Gutters need to be kept clear and the downspout openings free of blockage so that melting snow can continue to flow and not back up in the gutters, where it will re-freeze.  Gutters heavy with snow and ice will eventually pull away, damaging not only the gutter but possibly the soffit and fascia in the process.   Be sure to keep your gutters clear of debris.  Leaf and other materials blocking water flow in a gutter is a significant factor in ice dam build-up.

Sometimes gutters are also inadvertently damaged in the winter by the use of roof rakes.  If you choose to rake snow off your roof, be careful that you don’t snag the edge of the gutter and pull it loose or bend it.

MN Roofing News: A Metal Roofing Primer

Metal roofs are fast becoming one of the most popular residential roofing choices.   If all you know about metal roofing is what you’ve seen on barns and pole buildings, here is some information to help you evaluate metal roofing for yourself.  While it may cost more up front than traditional roofing such as asphalt shingles, in the long run it is very cost effective.

  • Metal roofs are expected to last at least for your lifetime; asphalt shingles need to be replaced every 10-20 years, depending on the type.

  • Metal roofs offer much more design flexibility than other roofing materials - you’ll find profiles such as standing seam or those which replicate slate, wood shakes, shingles, and even tile.
  • Metal roofs are highly energy efficient, reflecting most heat away from the roof’s surface.  Asphalt will absorb the heat.  With a metal roof, your home will stay warmer in winter and cooler in summer, which means lower utility bills.
  • Metal roofs have exceptional warranties – usually between 30-50 years, plus warranties from the installer.

If you’re like many people, you’ve heard negative things about metal roofing.  We’d like to dispell some of the rumors with the truth.

  • Metal roofs are noisy.  This is a common misconception.  The truth is that when properly installed, metal roofs often reduce noise levels (even from such things as hail and rain) even better than other roofing materials.
  • Metal roofs are lightning magnets. There is no evidence to indicate that you’ll increse your odds of your home being struck by lightning if you install a metal roof.  But in the event that should happen, unlike asphalt shingles or wood shakes, metal is noncombustible and should conduct the electricity away from your home.
  • Metal roofs are subject to rusting.  Metal roofing materials are finished with a nonoxidizing coating such as zinc which will prevent rust.  The coating is actually bonded to the metal during the manufacturing process, and then finished with a durable painted exterior.

Ice Dams: Will Your MN Roof Give You An Unpleasant Surprise This Winter?

Minneapolis area weather is notorious for producing ice dams in the winter.  Many homeowners know the signs – those beautiful picture-book icicles hanging from the eaves, growing ever longer with each cycle of snow melt on warm days, freezing of liquid at night.  While those icicles might be picturesque, what they tell roofing professionals is that the roof has developed an ice dam, which can be severely damaging to roofs.  And sometimes they bring an unpleasant surprise – wet ceilings from a water leak.

Winter repairs are certainly inconvenient, and because they are an emergency situation, they can be costly.  Has your home historically been subject to development of ice dams?  Here is some information to keep in mind.

Definition:  An ice dam is a line of ice along the edge of the roof which forms when melting snow freezes on the lower, cooler part of the roof.  This ice blocks melting water from falling from the roof.  As more snow melt hits the ice it freezes, enlarging the size of the ice ridgee, creating even more blockage. 

Causes:  Ice dams result when a snow-covered roof is above freezing temperature on the upper part of the roof, but below freezing on the lower edge.  The underlying cause is heat loss through the roof, usually from poor insulation in the attic and poor ventilation. 

Results:  Since the upper area of the roof is warm, water will pool up above the ice dam and remain liquid.  Since it can’t drain off the roof, it will eventually seep into the underlying structure. 

Damage Potential:  In addition to wreaking havoc with your shingles, soffit, and fascia boards at the roof edge, ice dams can also cause:

  • Damaged siding beneath the roof edge, as well as peeling paint
  • Wet insulation, resulting in mold and mildew development; the heavy, wet insulation will eventually settle, reducing its ability to insulate the attic and upper wall areas, increasing the problem even more
  • Wet ceilings and drywall

There are many options for dealing with ice dam formation.  Some homeowners install heat tape cables at the roof edge to keep the ice from forming.  Others remove snow with roof rakes.  Both of these methods are potentially damaging to shingles.  Use of roof rakes is dangerous, because a snowy roof is slippery, and falls could result.  Also, with a roof rake you run the risk of removing some shingle granules, reducing their effectiveness.  Some also use mechanical ventilation in the attic space, but that is not recommended in the Minnesota climate, because it may cause more problems than it resolves.

Consider Impact and Moisture Resistance When Comparing Siding Costs

When comparing costs of siding for your home, be sure to evaluate more than just the upfront cost.  There are two factors you should keep in mind that can affect overall cost:  how well the siding resists absorbing moisture, and its impact resistance.  Siding which has a poor resistance to either impact or moisture can cost you money in the long run with repair and replacement costs due to damage, not only to the siding but possibly to your home’s structure as well.  For example, seamless steel siding may cost more up front than some other choices such as vinyl, but it is practically impervious to moisture and incredibly resistant to impact damage.

Moisture absorption is of particular importance, because not only can it damage the siding, but it can cause water to infiltrate into the underlying structure and cause rot, mildew, or mold.  Moisture problems can result both from the material itself absorbing water, as well as water getting behind the siding by way of gaps or loose siding sections.

Inadequate impact resistance means that your siding can be easily damaged from hail, blowing debris, and cracked siding is also an inlet for water, insects, and rodents.  Even if your siding doesn’t dent or crack, the finish may be damaged by impacts.  Your siding is subject to a much harsher life than you might imagine.  The wind blows tree branches, passing cars throw up rocks, neighborhood children toss balls, and rainstorms sometimes bring hail.  All of these can spell trouble for siding which has poor impact resistance.

Don’t Ignore Fall Storm Damage to Roofs, Siding in Minneapolis
