7 Red Flags of a Failing Asphalt Roof

If you've got an older asphalt roof, perhaps you're wondering if you might be due for a roof replacement.  Maybe you've noticed loose shingles in your roof valleys, or asphalt particles filling your gutters. Maybe everything looks fine on the outside, but you know it’s been long time since you’ve had your roof replaced. Don't wait until your ceiling starts leaking to make it happen! How Do I Know My Roof Needs Repair or Replacement? How do you really know if your roof is in need of repair? Of course you don't want to wait for a deluge in the living room, but of course you don't want to spend money unless it's really needed.   • First of all, how old is your roof?  The average asphalt shingle roof will last for about 20-25 years.  If your roof's been around for more than 20 years or if you have even older shingles underneath the newer ones, you are likely due for a new roof.
  • Curling or buckling shingles are an indication that you may need a new roof.  Check especially the areas of the roof that get direct sunlight.  Are the shingles crumbling?  If so, they have probably passed their life span and are in need of replacement.  If your roof is still fairly new and you're encountering these problems, it's possible your roof is defective or you've had storm damage.  Contact a MN licensed roofing contractor to see if you have a warranty or insurance claim.
  • Take a look at your roof valleys. Do you have loose or missing shingles or flashing in this important area of your roof?  Because water flows down the valleys to reach the gutter system, compromised roof valleys can lead to serious leakage.
  • Are you starting to notice shingles in the yard?  Missing shingles are another sign of a failing roof. Make sure that all shingle tabs are undamaged and in place.
  • Chimney flashing is another area of concern.  See if your flashing consists of roof cement or tar. This type may need to be replaced with metal flashing, which lasts longer and offers more protection against moisture.
  • Are your gutters filling up with more shingle particles than water run-off?  Shingle granules in the gutters can indicate a roof that has passed its life expectancy. Also check for inconsistent color patterns on your roof; this is another sign that your shingles are wearing down.
  • Finally, check out your roof boards. Have you noticed sunlight coming through into your attic? What about a spongy or bouncy feeling while walking on your roof? This could be a sign of water damage to your roof decking, which should be looked into by a roofing professional.
