Roof Replacements and the Homeowner's Association

If you've decided it's time for a roof replacement on your home and you have picked out the materials and selected the colors, now it's time to check in with the Homeowners Association(HOA)

But don't fret about submitting your plans! Although the HOA is commonly thought of as strict and commanding, they are actually on your side. Their purpose is to help maintain curb appeal and keep neighborhoods in beautiful condition for years to come. Generally speaking, they do much more good than harm.

Roof Replacement: Follow the Guidelines

Step number 1 in getting approval on your new roof is obtaining a copy of the Covenants, Conditions and Restrictions (CC&R's) from your HOA. CC&R's can differ greatly based on the HOA, so review them carefully. Make sure that your development doesn't require a predetermined roof material or color. If you find your preferences of the preapproved list, your work will be a little simpler.

If your preferred materials or colors are not on the list, you'll have a little extra work to do. You'll need to fill out a few additional forms as well as get samples of the materials.

Paperwork and Time Frame

Step number 2 is finding out which forms you need to fill out and when they are due. Also check to see if they require material samples or any additional information. Many HOA's only meet once a month, so plan carefully.  If you miss the date, you'll likely be waiting another 30 days to begin your project. Once you have made your submissions, ask when you can expect a decision.

Work With Your Roofing Contractor

You may find it helpful to work with a licensed MN contractor on submitting your info. It's quite possible he's worked with your particular HOA before and can provide you with submission tips as well as suggestions for alternate materials. Also see if he has photos of a completed project with a similar roofing material to that which you are requesting. The HOA may be more likely to grant your request if they can visualize the finished product.

If all goes well, you should be getting the "go-ahead" for your new roof before long. While working with your HOA may seem like a lot of extra work, it will pay off in the long run by keeping your neighborhood looking great for many years.
