In Part 1 of this series we talked about some initial considerations when it's time to replace your roof, including choosing a roofing contractor.  In this post we are going to jump right into the costs that are associated with having a new roof placed on your home. Condition of Your Old Roof 05may16b2a14While you might not have thought about this prior to having a roofing contractor come out and take a look at it, this actually matters. The majority of roofs are asphalt shingles. They are a more affordable as well as most used product in the US, but they do not last for very long. Many homeowners choose to replace their asphalt roof with metal roofing.

Having a new roof installed is not an optional, leisurely project that can be done whenever. The roof protects the inside of the home, so it is a job that has to be done when your roof is in bad shape.

Did you know that asphalt shingles can show wear and tear within 10 years of having them installed?

If you need a new roof on your home, you have to decide what you’re going to do with the old roof. Tearing off the old roof can take longer than having the new one installed. As surprising as it is, often other types of roofing materials can actually be installed right over the old roof. One of those is a metal roof, because it's so lightweight.  And if you can skip the roof tear-off, it will take a lot off the cost in addition to the time. Understanding the Roofing Square

For the homeowner, roofing measurements might seem confusing. Asphalt shingles are sold in what's called squares.  Square footage inside a home is different from squares on a roof. A roof has squares of 10x10, rather than 12x12 - meaning your roof might be 2,200 square feet but it will only need 22  squares of the roofing materials necessary to cover it.

Metal roofing is also usually priced by what is referred to as a square (100 square feet), but some roofing contractors may actually price their jobs on square feet rather than a square.

Understanding this is important, because material cost and installation labor will be based on what is specified.
